Trusted bathroom resealing in Nash

Different surfaces, different methods

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.

How we handle bathroom resealing in Nash

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. Just call 0345 464 0079 or drop us an email with a photo of the joints, and you’ll get a clear quote for bathroom resealing in Nash. We are often asked to deal with lumpy, uneven sealant from a DIY attempt and water escaping at the shower enclosure, across sinks & splashbacks, shower trays & enclosures and wet rooms.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Nash, that is a good reason to put tired sealant and grout right early.

You get a one-year guarantee, the same in Nash as everywhere else we work.

For landlords and businesses

If you manage several properties in or around Nash, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Honest limits

We won’t take on work that will not last, so these are the limits:

  • Water coming from the plumbing rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • A tray that rocks until it’s re-bedded

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

Surfaces we seal

  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths

What happens if it’s left?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Nash questions

Can you help a landlord with a rental near Hayes (Kent) station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Is parking a problem for a job in Nash?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job, and we are ARBOMaster approved applicators.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathroom resealing around Nash

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.

If you let a flat or house near Hayes (Kent) station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Wickham Common Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Keston Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is. In a London area like Nash, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property

Aftercare tips

Looking after new joints is easy:

  • Look for lifting corners and small gaps now and then
  • Don’t leave water standing on kitchen joints
  • Wait for the cure time we give you
  • Open a window or run the fan so the room dries

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
