About bathroom resealing in BR4
Homes in BR4 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on basins & vanity units, shower trays & enclosures and wet rooms, and common reasons people get in touch are a bead that has pulled away from the tiles and failed sealant on the screen profile.
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
How we quote
The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Landmarks near Hayes
Around Hayes, our work takes us to homes and buildings near St Mary the Virgin, Coney Hall Recreation Ground and Hayes School, among other places. Also close by are Hawes Down Primary School (0.5 miles west) and New Inn (within half a mile east). Hayes has its own railway station: Hayes (Kent) station. Nearby you’ll also find National Psychosis Unit (1.6 miles west) and Bethlem Museum of the Mind (1.1 miles east). For a walk, there’s Summer Hill and Hutchinson's Bank.
Bathroom resealing across BR4: local notes
Across BR4, from Beckenham, Hayes and West Wickham outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in BR4, surfaces are cleaned back properly before new sealant goes in.
Hayes: As a London address, Hayes can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. For an older house near a landmark such as St Mary the Virgin, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Work for landlords, hotels and businesses
Letting agents and landlords in BR4 can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
What affects the quote in BR4
We do not publish a price list, because jobs vary so much. What we look at:
- Any working-time requirements on site
- Which sealant suits the joint
- The old material and how stubborn it is
- How many areas need sealing
Doing several joints on one visit is generally more efficient than separate visits. We will send you a clear quote for the lot.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Roughly how big the job is
- Where the job is, and your postcode
- Photos by email, if that’s easy
- Whether it has been sealed before
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.
What happens if it’s left?
Dealing with sealant early is a short job: it takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too.
Questions to ask before booking
- What happens if they find a problem under the old sealant
- Who does the work, and how experienced they are
- What the cure time is
- What the quote includes, VAT included or not
Common problems we fix in BR4
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually won’t clean off.
Signs it’s time to call us include:
- Cracked, shrunken or lifting silicone
- Leaks into the floor or ceiling below
- Leaking joints on a shower screen
- Shrunken sealant along the back of a worktop
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Dry worktop joints after washing up
- Keep the fan on for a while after bathing
- Use gentle cleaners on the silicone
- Squeegee the walls and tray after use
In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Your questions about bathroom resealing in BR4
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Do you cover BR4?
We do. Our applicators work in BR4.
What colours of sealant can you use?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
