Bathroom resealing for homes and businesses in Spring Park

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have a bead that has pulled away from the tiles and a reseal done over the top of the old bead, we can put it right.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Spring Park, bathroom resealing is as much about a room looking cared for as about keeping water out.

Bathrooms and kitchens in Spring Park

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London has hard water, which leaves limescale on sealant, grout and taps.

If you look after a building such as Forest Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near West Wickham station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

  • Cracked or missing grout between tiles (that is regrouting)
  • A leaking waste, trap or valve

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Questions from Spring Park

I live in a flat in Spring Park. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

Is parking an issue for bathroom resealing in Spring Park?

Parking in Spring Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply call 0345 464 0079 or send us an email.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Are you insured?

Yes. Full insurance covers our work.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

How much does bathroom resealing cost in Spring Park?

Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or drop us an email with a short description of the job.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

How we quote for bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • How much there is to do
  • How easy the joints are to reach
  • The type of sealant required
  • Whether there’s mould to deal with

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Helping us quote

There’s no need for technical detail. Just tell us:

  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Simply phone 0345 464 0079 or send us an email and describe the job.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Wait for the cure time we give you
  • Look for lifting corners and small gaps now and then
  • Never pick at the silicone with a blade
  • Squeegee the walls and tray after use

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Spring Park.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a couple of hours for a single bath or shower. In Spring Park, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in

How the job changes by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
