Our bathroom resealing service in CR7
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks, and the jobs we see most are leaks into the floor or ceiling below and failed sealant on the screen profile.
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work generally takes a couple of hours for a single bath or shower.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, normally around 24 hours.

Around Thornton Heath
Around Thornton Heath, our work takes us to homes and buildings near Norbury Manor Business and Enterprise College for Girls, Grangewood Park and The Archbishop Lanfranc School, among other places. Nearby too are Prince George pub (0.7 miles east), Winterbourne Junior Girls' School (within half a mile west) and Church of St Stephen (within half a mile west). Thornton Heath has its own railway station: Thornton Heath station. Other landmarks nearby include Centrale Croydon (1.7 miles south) and Croydon University Hospital (0.7 miles south). For a walk, there’s Biggin Wood and Duppas Hill.
Where we work in CR7
CR7 has homes of every age, old and new, and in places like Thornton Heath, Broad Green and Norbury there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in CR7, joints are cleaned back properly before anything new goes in.
Thornton Heath: Schools such as Winterbourne Junior Girls' School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of St Stephen, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Why act early?
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is generally all it takes, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you.

Keeping the joints in good condition
Aftercare is simple:
- Keep an eye on the corners, where splits start
- Wait for the cure time we give you
- Wipe the sealant dry after showering
- Avoid abrasive pads on the sealant
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
- Water coming from the plumbing rather than the joint
Can I do it myself?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Different surfaces, different methods
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
CR7 questions
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you reseal kitchen worktops and sinks too?
Yes. Next to the sink we use a food-safe product where it’s needed.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you work for letting agents?
Yes, regularly. Several properties can be quoted together.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Can I choose the colour of the sealant?
There’s a choice: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
