Bathroom resealing around Broad Green

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Broad Green. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you let a flat or house near West Croydon station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. As a London address, Broad Green can be tricky for parking: let us know about parking bays, permits or a driveway.

Bathroom resealing in Broad Green, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We are often asked to deal with gaps where the bath or tray has moved and water getting behind the kitchen upstand, across wet rooms, kitchen worktops & upstands and sinks & splashbacks.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Broad Green, that is a good reason to put tired sealant and grout right early.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What happens if it’s left?

Dealing with sealant early is a short job: it takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

Why Broad Green customers choose us

  • Tidy, careful work
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Sealant colour chosen to suit
  • We never seal over old sealant

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • Access and height
  • The size of the job
  • The number of rooms or windows
  • Whether there’s mould to deal with

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

To make quoting easier, please include:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • If someone has resealed it before

Need a quote? Please phone 0345 464 0079 or drop us an email and tell us about the job. We will explain what we’d do and send you a clear quote before any work starts.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Do you need bathroom resealing in Broad Green?

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • Black spots spreading through the bead
  • Shrunken sealant along the back of a worktop
  • Splits where the tray meets the wall
  • New sealant laid over old sealant that is now lifting

Managing a site like Elmwood Infant School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • How the joint is cleaned and prepared
  • Whether they’re fully insured
  • Who does the work, and how experienced they are
  • How the colour is chosen

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • A tray that rocks until it’s re-bedded
  • A leaking waste, trap or valve
  • Failed grout lines across the wall

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths
  • Shower trays & enclosures

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Broad Green. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Tell us about access, such as stairs, a lift or high-level joints

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Different surfaces, different methods

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
