Our bathroom resealing service in CR3

Across CR3, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for a joint torn by a bath that flexes and water getting behind the bath panel, across wet rooms, shower trays & enclosures and basins & vanity units.

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

How to get a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Around Caterham

Around Caterham, our work takes us to homes and buildings near The King And Queen Public House, de Stafford School and Sunnydown School. Other local landmarks include Dollypers Hill (1.9 miles north-west), Hillcroft Primary School (less than half a mile south-east) and Sacred Heart Church (under half a mile east). The nearest railway station is Caterham station, roughly 0.7 miles south-east. Nearby you will also find Bletchingley Castle (3.4 miles south) and East Surrey Museum (0.6 miles south-east). Open spaces near Caterham include South London Downs National Nature Reserve and Mercers Lake.

Where we work in CR3

Our bathroom resealing work across CR3 covers homes, rentals and businesses, from Coulsdon, Caterham and Warlingham to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in CR3, surfaces are cleaned back properly before new sealant goes in.

Caterham: If you look after a building such as Hillcroft Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Sacred Heart Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Open a window or run the fan so the room dries
  • Avoid abrasive pads on the sealant
  • Don’t let bottles sit on the bead
  • Dry worktop joints after washing up

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What we are called out for in CR3

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Signs it’s time to call us include:

  • Sealant that has split, shrunk or peeled away
  • A reseal done over the top of the old bead
  • Leaks into the floor or ceiling below
  • Black mould in the silicone that will not clean off

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

What affects the cost of bathroom resealing

We quote each job individually. This is what makes a difference:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • How many areas need sealing
  • The type of sealant required

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • Where the property is

Need a quote? Please call 0345 464 0079 or send us an email and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

CR3 questions

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you come to CR3?

Yes. We work in CR3 and the rest of Surrey, as part of our work across South East England, London and Scotland. To book, ring 0345 464 0079 or drop us an email.
