About bathroom resealing in RH8
Across RH8, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include leaking joints on a shower screen and a bead that has pulled away from the tiles, on shower trays & enclosures, basins & vanity units and sinks & splashbacks.
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
What affects the price in RH8
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Why choose Mr Mastic
- Anti-fungal sanitary silicone in wet areas
- You choose the colour before work begins
- Quality sealants from Arbo and Everbuild
- An ARBOMaster approved applicator

Local landmarks in Oxted
We work in homes and buildings around Hazelwood School, Oxted School and Hurst Green Infant School. The closest station to Oxted is Hurst Green station, roughly 0.5 miles south-east. A little further out are Bletchingley Castle (4.6 miles west) and East Surrey Museum (4 miles north-west). Green spaces nearby include Bay Pond and Botley Hill.
Where we work in RH8
Across RH8, from Oxted, Limpsfield and Hurst Green outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in RH8, joints are cleaned back properly before anything new goes in.
Oxted: Rented homes near Hurst Green station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to St Agatha's Hall include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Wipe the sealant dry after showering
- Never pick at the silicone with a blade
- Keep an eye on the corners, where splits start
- Dry worktop joints after washing up
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
Leave it or put it right?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.
Questions to ask before you book
- Whether they seal over old material or remove it
- How much experience the applicator has
- What product goes in the joint
- What happens if they find a problem under the old sealant
Quotes for bathroom resealing in RH8
The quote reflects the job in front of us. We take into account:
- Which sealant suits the joint
- Whether the work is at height
- The amount of work
- The number of rooms or windows
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Helping us quote
What to tell us when you ask for a quote:
- A few photos by email, if you can
- The problem you’ve noticed
- Roughly how big the job is
- If someone has resealed it before
For a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
What sealant work can’t fix
Sealant is not the answer to every problem, and we will tell you before we start. Sealant will not put right:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Damage behind the tiles that needs a tiler
- Cracks in the tray itself rather than the joint
What we are called out for in RH8
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
Signs it’s time to call us include:
- Water escaping at the shower enclosure
- Gaps where the bath or tray has moved
- Sealant that has split, shrunk or peeled away
- Black spots spreading through the bead
Questions from RH8
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
