Floor joint sealing in Oxted, done properly
Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. We work on commercial floors, tiled floors and concrete floor joints, and the jobs we see most are gaps at thresholds between rooms and cracked caulk along skirting in bathrooms and kitchens.
If you’ve bought a new home in or near Oxted, the first year or two is a good time to check the sealant. Common snags include open skirting joints, lifting shower seals and gaps around frames.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Your questions about floor joint sealing in Oxted
Is Oxted within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.
My floor grout keeps cracking in a line. Can you help?
Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant so the floor can move.
Why has a gap opened under my skirting?
Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.
Do you seal floor joints in bathrooms and kitchens?
Yes. These joints get wet every time the floor is cleaned, so a flexible silicone is the right choice.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
New homes and floors in Oxted
Across Surrey, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
For site and facilities teams at buildings such as Hazelwood School, entrance and corridor floor joints take a lot of traffic. Letting a property close to Hurst Green station? Then gaps at skirtings and thresholds are worth sealing between tenancies.

Different surfaces, different methods
Tiled floors
The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.
Wet room and bathroom floors
Bathroom floor edges get wet at every clean. A neat silicone joint keeps it out.
Signs you need floor joint sealing in Oxted
An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap and behind skirting and plinths.
Look out for any of the following:
- Concrete floor joints that have broken down
- Failed seals where bathroom floors meet baths and panels
- Caulk that has cracked where the floor moves
- Open joints that fill with dirt
Community buildings like St Agatha's Hall are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

- Structural movement or subsidence
- Bouncy or failing floorboards

What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. A visit to Oxted is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Old caulk, grout or sealant is removed from the joint.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Getting ready for the visit
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit
