Floor joint sealing in Surrey: how it works
Good floor joints come down to the right product and clean, prepared edges. We remove what’s there first, the joint is cleaned and backed where needed, then the new sealant goes in. We work on skirting boards, wet room & bathroom floors and thresholds, and people most often call us about threshold joints that have opened or worn and cracked caulk along skirting in bathrooms and kitchens.
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for most rooms, longer for large commercial floors.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Old caulk, grout or sealant is removed from the joint.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
How we quote
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

How to get a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, ring 0345 464 0079 or drop us an email.
What’s near Guildford
Locally, jobs take us to homes and businesses close to Surrey Maths School, Sandfield Primary School and Guildford High School, among other places. You will also find Church of St John the Evangelist (within half a mile east), Stoke Park (within half a mile east) and The King's Head pub (within half a mile south-east). For rail, the closest station is London Road (Guildford) station, roughly 0.6 miles south-east of the centre. Well-known places in the area include Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). Not far away are Silent Pool and Pewley Hill.
New homes and floors across Surrey
In Surrey, floor joint sealing work takes in new homes, older houses and commercial units, in Guildford, Woking and Camberley and well beyond. The common thread is movement: every joint has to allow for it.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in Surrey.
Guildford: For landlords with property near London Road (Guildford) station, gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Church of St John the Evangelist, joints in its floors, skirtings and thresholds need resealing as they wear.
How we quote for floor joint sealing
The price is agreed before any work begins. It takes into account:
- How many rooms, windows or areas are involved
- Access and height
- Any working-time requirements on site
- Whether old sealant or filler has to be cut out
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What we need to know
To make quoting easier, please include:
- Whether it has been sealed before
- A few pictures by email, if you can
- Whether it’s a home or a business
- Where the job is, and your postcode
For a quote, phone 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Different surfaces, different methods
Commercial floors
In commercial buildings, we can plan floor joint work around opening hours. We can arrange out-of-hours work where it’s needed.
Tiled floors
When grout cracks along a straight line, the floor is telling you it needs to move. We rake out that line and seal it if it’s in the right place.
Signs you need floor joint sealing
Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands and joints fail.
People usually contact us when they notice one of these:
- Open gaps along the bottom of skirting boards
- Grout cracking in a straight line across a floor
- Threshold joints that have opened or worn
- Open joints that fill with dirt
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What happens if it’s left?
Leaving skirting gaps until the next decorating job lets dirt and draughts in. Sealing them now is a short job.
What your quote should include
- Which sealant they’ll use, and why
- Who does the work, and how experienced they are
- How hidden problems are handled
- What the cure time is
Surrey questions
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
How long does the job take?
A typical job takes a morning or an afternoon for most homes, including the preparation. Your quote will say how long we expect yours to take.
Where do you work from?
We work from Crawley. Our applicators cover Surrey, along with the rest of our area.
Do you guarantee your work?
Yes. All our work carries a 12-month guarantee.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
