Bathroom resealing across GU1: what to expect

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for cracked, shrunken or lifting silicone and splits where the tray meets the wall, on shower trays & enclosures, kitchen worktops & upstands and sinks & splashbacks.

Before we leave, we go over the finished joints with you. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the amount of work.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How we quote

Where we work in GU1

GU1 has homes of every age, old and new, with plenty of rented property in places like Guildford, Abbotswood and Stoughton. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in GU1, joints are cleaned back properly before anything new goes in.

Guildford: Homes close to Church of St John the Evangelist include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near London Road (Guildford) station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Different surfaces, different methods

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that is regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)

What affects the quote in GU1

We quote each job individually. This is what makes a difference:

  • The type of sealant required
  • The number and length of the joints
  • The number of rooms or windows
  • When we can work, for business premises

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • If someone has resealed it before

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or send us an email.

GU1: your questions answered

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
