Bathroom resealing near Abbotswood

About our bathroom resealing in Abbotswood

Homes in Abbotswood have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you have failed sealant on the screen profile and gaps between the worktop and the wall, we can put it right.

In and around Abbotswood, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

Each job carries a 12-month guarantee, whatever its size.

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The size of the job
  • Working hours on commercial sites
  • How easy the joints are to reach
  • The number of rooms or windows

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • How we’d reach the joints

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Dry worktop joints after washing up
  • Dry the bead with a towel now and then
  • Keep the fan on for a while after bathing
  • Wait for the cure time we give you

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Common questions in Abbotswood

Will you come out to Abbotswood?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work in hotels near Abbotswood?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Does the resealing come with a guarantee?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Is white the only colour available?

You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Bathroom resealing around Abbotswood

There are hotels and other places to stay in and around Abbotswood. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Schools such as Lanesborough School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Christ Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Abbotswood is about 1 mile south-east of Guildford, in Surrey. Across the GU1 area, we can carry out bathroom resealing at your property. We cover 395 towns and villages across Surrey, from the larger towns to small villages. Crawley is on our list too, around 18 miles away.

Our applicators cover all of the GU1 postcode area for bathroom resealing and the streets around it. If you need bathroom resealing at a property on York Road, Stoke Road and Maori Road or a nearby road, we can help. Abbotswood sits on or near the A246 and A3100, which makes travel easy. If you are just outside Abbotswood, we cover Guildford (1 mile north-west), Burpham (1 mile north-east), Bellfields (1 mile north-west), Merrow (1 mile east) and East Shalford (2 miles south). We also work in nearby towns such as Woking (5 miles north), Camberley (10 miles north-west), Epsom (14 miles north-east), Farnham (10 miles west), Ewell (15 miles north-east) and Egham (13 miles north).

Around Abbotswood

Locally, jobs take us to homes and businesses close to Guildford High School, Holy Trinity and Stoke Park and the streets around them. There’s a railway station in Abbotswood itself: London Road (Guildford) station. A little further out are St. Luke’s Hospital (under half a mile south) and Guildford Castle (0.7 miles south-west). The countryside around Abbotswood includes Silent Pool and Pewley Down.

Different surfaces, different methods

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

When it is not the sealant

Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:

  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included. Parking around Abbotswood is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access

Advice

When to call us in Abbotswood

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

These are the problems we are asked about most:

  • Smears of silicone across the tiles
  • Gaps where the bath or tray has moved
  • Sealant that has split, shrunk or peeled away
  • Water escaping at the shower enclosure

Rented homes near London Road (Guildford) station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Choosing a sealant specialist

Why act early in Abbotswood

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Around Abbotswood, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Why Abbotswood customers choose us
