- New sealant laid over old sealant that is now lifting
- A messy, uneven bead from a previous reseal
How we handle bathroom resealing in Artington
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, wet rooms and kitchen worktops & upstands, and the jobs we see most are splits where the tray meets the wall and leaking joints on a shower screen.
For a small place like Artington, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
A one-year guarantee comes as standard, so you’re covered after we’ve gone.

When it is not the sealant
To be straight with you, some problems need a different trade:
- A tray that rocks until it’s re-bedded
- A tray or bath that’s cracked through
- Water coming from the plumbing rather than the joint

What else we do in Artington
Bathroom resealing around Artington
Artington has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Shalford Infant School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Shalford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common questions in Artington
Is Artington within the area you cover?
Yes, Artington is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work in hotels near Artington?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Does the resealing come with a guarantee?
Yes. Every job carries our one-year guarantee.
How long before the new sealant can get wet?
Normally after around 24 hours. You will get the exact cure time before we leave.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
How the visit works
Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Artington needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Let us know about stairs, lifts or work at height

What affects the quote in Artington
Every job gets its own quote. These are the things that affect it:
- The number of rooms or windows
- The size of the job
- Whether there’s mould to deal with
- The type of sealant required
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The problem you’ve noticed
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
For a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
How the job changes by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.
Why act early in Artington
You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes. If we find a deeper problem, you will hear it from us. Where a wall is exposed, as many are in small places like Artington, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Why book with us
- A choice of colours where the product allows
- Trusted Arbo and Everbuild sealants
- More than 20 years in sealant work
- Any old sealant cut out fully, not covered over

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
