How bathroom resealing works in GU4
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across GU4. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on sinks & splashbacks, shower trays & enclosures and baths, and the jobs we see most are water getting behind the kitchen upstand and damp behind the bath or under the tray.
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for a single bath or shower.
- We protect the area and cut out all of the old sealant.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
What affects the price in GU4
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

The closest station to Burpham is London Road (Guildford) station, roughly 1.4 miles south-west of the centre. Bathrooms and kitchens across GU4
Across GU4, from Guildford, Burpham and Merrow outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in GU4.
Burpham: Rented homes near London Road (Guildford) station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near Church of the Holy Spirit, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Why it fails
Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
Look out for any of the following:
- Black mould in the silicone that won’t clean off
- Splits where the tray meets the wall
- Water getting behind the bath panel
- Smears of silicone across the tiles
Landlord and commercial work in GU4
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Surface by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line does not stand out.
Basins & vanity units
Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Why act early?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
What your quote should include
- How the colour is chosen
- Whether VAT is included
- What the cure time is
- Is the old sealant removed completely?
Aftercare tips
Looking after new joints is easy:
- Wait for the cure time we give you
- Squeegee the walls and tray after use
- Do not let bottles sit on the bead
- Look for lifting corners and small gaps now and then
Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Common questions in GU4
Does the resealing come with a guarantee?
Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.
How much does bathroom resealing cost in GU4?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
What do you need from me for a quote?
A short description and the location, plus photos if you have them. We will ask anything else we need to know.
What colours of sealant can you use?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
