About bathroom resealing in RH3
Homes in RH3 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with water getting behind the kitchen upstand and black mould in the silicone that won’t clean off, across wet rooms, sinks & splashbacks and baths.
We keep the work tidy and contained to the joints we’re treating. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we tell you how long to leave it before we go.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Where we work in RH3
Across RH3, from Brockham, Betchworth and Strood Green outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in RH3, surfaces are cleaned back properly before new sealant goes in.
Brockham: For site and facilities teams at buildings such as North Downs Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Betchworth station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What affects the quote in RH3
The price is agreed before any work begins. It’s based on:
- When we can work, for business premises
- Any mould that needs treating
- The amount of work
- Which sealant suits the joint
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What we need to know
Photos by email are helpful but not essential. Please mention:
- What’s wrong with the joints now
- Photos by email, if that’s easy
- The rough size of the job
- How we’d reach the joints

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
How the job changes by surface
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
What we’re called out for in RH3
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
If you can see any of these, it’s time to have the joints looked at:
- Gaps where the bath or tray has moved
- Water getting behind the kitchen upstand
- Black spots spreading through the bead
- Water getting behind the bath panel
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Do not let bottles sit on the bead
- Wipe up water along the back of the worktop
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Common questions in RH3
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you cover RH3?
Yes. We’re based in Crawley and work across South East England, London and Scotland.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
How long does it take to reseal a bath or shower?
Allow a morning or an afternoon for most single baths and showers. You’ll know how long to expect before any work starts.
