Bathroom resealing across RH2: what to expect
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, baths and basins & vanity units, and the jobs we see most are damp behind the bath or under the tray and a reseal done over the top of the old bead.
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take half a day or less for one room, longer when the kitchen is included.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before any work starts.

Bathroom resealing across RH2: local notes
In RH2, bathroom resealing takes in flats, houses, rentals and businesses, in Redhill, Reigate and Earlswood and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.
Reigate: Homes close to Church of St Mary Magdalene include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Reigate Priory Community Junior School, we reseal washrooms and kitchens in schools and businesses as well as homes.
For landlords and businesses
For anyone letting property in or around RH2, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Surface by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Why it fails
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
Most people get in touch after spotting something like this:
- Black mould in the silicone that won’t clean off
- Gaps where the bath or tray has moved
- Water getting behind the kitchen upstand
- Two layers of silicone, both failing
Why act early?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
Questions to ask before booking
- The length of the guarantee
- Who does the work, and how experienced they are
- Whether all the old sealant comes out first
- How hidden problems are handled
Looking after it afterwards
To keep the joints looking good and working properly:
- Use gentle cleaners on the silicone
- Keep bottles off the sealant line
- Run the extractor fan during and after every shower
- Look for lifting corners and small gaps now and then
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Your questions about bathroom resealing in RH2
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or email us and let us know what needs doing and where.
Do you guarantee your resealing?
Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
