How bathroom resealing works in RH1
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on wet rooms, sinks & splashbacks and kitchen worktops & upstands, and common reasons people get in touch are gaps between the worktop and the wall and leaks into the floor or ceiling below.
The work is kept neat and contained to the area we are working on. Expect the work to take a morning or an afternoon for most single baths and showers, and we tell you how long to leave it before we go.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Bathroom resealing across RH1: local notes
RH1 has homes of every age, old and new, with plenty of rented property in places like Redhill, Reigate and South Merstham. Sound sealant and clean grout keep water out and rooms looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in RH1, joints are cleaned back properly before anything new goes in.
Redhill: Homes close to Saint Matthew's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Schools such as St Joseph's Catholic Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Signs you need bathroom resealing
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
People normally contact us when they notice one of these:
- Smears of silicone across the tiles
- Water getting behind the kitchen upstand
- New sealant laid over old sealant that is now lifting
- Gaps where the bath or tray has moved
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
For anyone letting property in or around RH1, several properties can go on one quote. Just tell us the addresses and what each one needs.
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Don’t let bottles sit on the bead
- Wipe up water along the back of the worktop
- Check the joints every few months for splits or lifting
- Clean with a mild bathroom cleaner and a soft cloth
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Honest limits
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
- A cracked shower tray or bath (that needs repair or replacement)
Your questions about bathroom resealing in RH1
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or drop us an email.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
