Bathroom resealing across KT5: what to expect
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for lumpy, uneven sealant from a DIY attempt and new sealant laid over old sealant that is now lifting, across basins & vanity units, kitchen worktops & upstands and sinks & splashbacks.
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.

How to get a quote

What’s near Tolworth
In Tolworth, that means homes and buildings near Hogsmill LNR, Our Lady Immaculate Catholic Primary School and Shrewsbury House School, among other places. Tolworth’s nearest station is Tolworth station, about 0.5 miles south of the centre. Well-known places in the area include Cockney Museum (2.1 miles south-east) and Bentall Centre (2.2 miles north-west). Green spaces nearby include Southwood Open Space and The Lake.
Where we work in KT5
Across KT5, from Surbiton, Tolworth and Surbiton Park outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in KT5, joints are cleaned back properly before anything new goes in.
Tolworth: Tolworth is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Managing a site like Our Lady Immaculate Catholic Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Common problems we fix in KT5
Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
The most common problems we see are:
- A bead that has pulled away from the tiles
- A messy, uneven bead from a previous reseal
- Two layers of silicone, both failing
- Failed sealant on the screen profile
Landlord and commercial work in KT5
Letting agents often deal with us directly. Tell us the address, the job and how access works.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Different surfaces, different methods
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
What affects the cost of bathroom resealing
You will get a clear quote before any work starts. It’s based on:
- Which sealant suits the joint
- How easy the joints are to reach
- Mould in or behind the old joints
- When we can work, for business premises
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
What to tell us for a quote
When you contact us, these details help:
- Photos by email, if that is easy
- How we’d reach the joints
- The rough size of the job
- Whether it’s a home or a business
There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, call 0345 464 0079 or email us.
What happens if it’s left?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again.
Questions to ask before booking
- Whether VAT is included
- What preparation is included
- Are they insured?
- Whether they seal over old material or remove it
KT5 questions
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Do you cover KT5?
We do. Our applicators work in KT5.
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
