Our applicators work in Old Malden on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

- Water getting behind the kitchen upstand
- A messy, uneven bead from a previous reseal
Bathroom resealing for homes and businesses in Old Malden
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Old Malden. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks, and common reasons people get in touch are black mould in the silicone that won’t clean off and two layers of silicone, both failing.
Homes around Old Malden range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
You get a one-year guarantee, the same in Old Malden as everywhere else we work.

When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Failed grout lines across the wall
- A tray or bath that’s cracked through
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Bathrooms and kitchens in Old Malden
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
If you live in an older home near Parish Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Tolworth station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Knollmead Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- The number of rooms or windows
- Any mould that needs treating
- How much there is to do
- The type of sealant required
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What we need to know
When you call or email, it’s useful to know:
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- The rough size of the job
- A few pictures by email, if you can
Getting a quote is simple: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
Why it’s worth doing now in Old Malden
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In a smaller place like Old Malden, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Why book with us
- Old sealant always removed completely
- Sanitary silicone with an anti-fungal additive in wet areas
- A 12-month guarantee on all work
- Sealant colour chosen to suit

How the visit works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes half a day or less for one room, longer when the kitchen is included for a typical job. In a smaller place like Old Malden, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
How to prepare
- Let us know about earlier repairs to the joints
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access

Aftercare tips
Aftercare is simple:
- Open a window or run the fan so the room dries
- Look for lifting corners and small gaps now and then
- Dry worktop joints after washing up
- Don’t let bottles sit on the bead
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Questions from Old Malden
Do you work for landlords with property near Tolworth station?
Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.
Do you cover smaller places like Old Malden?
Yes. Old Malden is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
What colours of sealant can you use?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What do you need from me for a quote?
Tell us what needs doing and where, plus photos if you have them. If we need more, we will ask.
