How bathroom resealing works in KT1
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on wet rooms, shower trays & enclosures and basins & vanity units, and the jobs we see most are water escaping at the shower enclosure and lumpy, uneven sealant from a DIY attempt.
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes half a day or less for one room, longer when the kitchen is included.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How we quote
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.
Why choose Mr Mastic

Near you in Hampton Wick
Around Hampton Wick, our work takes us to homes and buildings near Foresters Arms, Kingston Grammar School and Canbury Gardens, among other places. Other local landmarks include Tiffin School (0.5 miles east), St John the Baptist Church of England Junior School (under half a mile north) and All Saints Church (within half a mile south-east). Hampton Wick has its own railway station: Hampton Wick station. A little further out are Chessington Castle Hill (3.8 miles south) and Metropolitan Police Mounted Branch Museum (2.3 miles south-west). Green spaces nearby include The Wood and The Lake.
Where we work in KT1
From Kingston upon Thames, Surbiton and New Malden to its smaller places, homes across KT1 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in KT1 is planned around the forecast.
Hampton Wick: For site and facilities teams at buildings such as St John the Baptist Church of England Junior School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around All Saints Church, older homes can move a little, which is hard on rigid grout and tired sealant.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Work for landlords, hotels and businesses
Landlords and letting agents in KT1 can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
For anyone letting property in or around KT1, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
How we quote for bathroom resealing
There’s no set price list, because no two jobs are the same. The quote depends on:
- Access and height
- When we can work, for business premises
- How many areas need sealing
- Mould in or behind the old joints
Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
What to tell us for a quote
When you contact us, it’s useful to know:
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- Roughly how big the job is
- A few photos by email, if you can
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, call 0345 464 0079 or drop us an email.
Why it fails
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Most people get in touch after spotting one of these:
- Water getting behind the kitchen upstand
- Leaking joints on a shower screen
- Mouldy sealant that has gone black
- Cracked, shrunken or lifting silicone
Honest limits
Before booking, it’s worth knowing the limits:
- Water getting in through the grout rather than the sealant
- A leaking waste, trap or valve
- A bath or tray that moves because it isn’t properly supported
KT1 questions
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Can tenants book the work?
Yes. Check with your landlord; we can send the quote to them too.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
