Bathroom resealing in TW1: how it works
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across TW1. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Common call-outs are for a messy, uneven bead from a previous reseal and gaps where the bath or tray has moved, across basins & vanity units, baths and wet rooms.
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes half a day or less for one room, longer when the kitchen is included.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What affects the price in TW1
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

- 180+ five-star Google reviews

What’s near Twickenham
In Twickenham, that means homes and buildings near Marble Hill Park, St Richard Reynolds Catholic High School and St Richard Reynolds Catholic Primary School, among other places. Nearby too are Richmond upon Thames School (less than half a mile north) and The Cabbage Patch pub (within half a mile east). For rail, the closest station is Twickenham station, roughly 0.5 miles north-east of the centre. Nearby you’ll also find Eel Pie Island Museum (0.6 miles east) and Treaty Centre (1.8 miles north-west). Green spaces nearby include Richmond Hill and Ham Lands.
Bathrooms and kitchens across TW1
In TW1, bathroom resealing takes in flats, houses, rentals and businesses, in Twickenham, Richmond and Richmond upon Thames and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across TW1 is planned around the weather.
Twickenham: If you let a flat or house near Twickenham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like St Richard Reynolds Catholic Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Damage behind the tiles that needs a tiler
- A tray or bath that’s cracked through
- A leaking waste, trap or valve
How the job changes by surface
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.
Landlords, agents and businesses in TW1
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.
How we quote for bathroom resealing
You will get a clear quote before any work starts. It takes into account:
- Mould in or behind the old joints
- The size of the job
- Whether old sealant or filler has to be cut out
- The type of sealant required
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- If someone has resealed it before
- Where the job is, and your postcode
- Roughly how big the job is
- What’s wrong with the joints now
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job.
How to look after the new joints
So the new joints stay in good condition:
- Let new sealant cure fully before it gets wet
- Wipe the sealant dry after showering
- Use gentle cleaners on the silicone
- Keep scourers and sharp tools away from the bead
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
TW1 questions
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses and we’re fully insured.
Is the work guaranteed?
Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
Do you cover TW1?
We do. Our applicators work in TW1.
