Bathroom resealing across TW10: what to expect

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Common call-outs are for lumpy, uneven sealant from a DIY attempt and gaps where the bath or tray has moved, across basins & vanity units, wet rooms and baths.

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathroom resealing across TW10: local notes

In TW10, bathroom resealing takes in flats, houses, rentals and businesses, in Richmond, Kingston upon Thames and Richmond upon Thames and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in TW10.

Ham: Schools such as Meadlands Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Teddington station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Open a window or run the fan so the room dries
  • Wait for the cure time we give you
  • Keep bottles off the sealant line
  • Dry worktop joints after washing up

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just ring 0345 464 0079 or send us an email.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Why it fails

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

People usually contact us after spotting one of these:

  • Water getting behind the bath panel
  • Water getting behind the kitchen upstand
  • Gaps where the bath or tray has moved
  • A reseal done over the top of the old bead

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. The lasting answer is to remove the bead and start again.

FAQs for TW10

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can tenants book the work?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Is white the only colour available?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
