What affects the cost of bathroom resealing

We quote each job individually. This is what makes a difference:

  • The size of the job
  • Working hours on commercial sites
  • How easy the joints are to reach
  • Which sealant suits the joint

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Helping us quote

To make quoting easier, let us know:

  • If someone has resealed it before
  • Roughly how big the job is
  • How we’d reach the joints
  • Where the property is

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear price.

Bathroom resealing in Kingston upon Thames, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on basins & vanity units, baths and wet rooms, and people most often call us about sealant that has split, shrunk or peeled away and water getting behind the bath panel.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Kingston upon Thames, that is a good reason to put tired sealant and grout right early.

All of our work is guaranteed for twelve months, in Kingston upon Thames and everywhere else we cover.

What we’re called out for in Kingston upon Thames

Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

These are the problems we’re asked about most:

  • Smears of silicone across the tiles
  • Two layers of silicone, both failing
  • Gaps between the worktop and the wall
  • Cracked, shrunken or lifting silicone

Homes close to Church of St Luke include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Questions to ask before booking

  • How the surfaces are prepared before sealing
  • The length of the guarantee
  • Is VAT in the price?
  • Is the old sealant removed completely?

Common questions in Kingston upon Thames

Do you take on hotel work around Kingston upon Thames?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is parking an issue for bathroom resealing in Kingston upon Thames?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

What does bathroom resealing cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Why us?

  • Any old sealant cut out fully, not covered over
  • We leave the area clean and tidy
  • Trusted Arbo and Everbuild sealants
  • ARBOMaster approved applicator

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Give the silicone its full cure time
  • Don’t let bottles sit on the bead
  • Avoid abrasive pads on the sealant
  • Keep an eye on the corners, where splits start

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Landlord and commercial work in Kingston upon Thames

Housing providers, facilities teams and property managers book us too in Kingston upon Thames and across Greater London. We can quote a run of properties together, and we are fully insured.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How the visit works

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. Most jobs take a morning or an afternoon for most single baths and showers. For a job in Kingston upon Thames, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • On commercial sites, let us know about site rules
  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height
