How we handle sand mastic in Ham

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. If you are dealing with wind and rain getting in round a sash window and modern sealant on a period surround, we can put it right.

London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease usually says who is responsible for the windows, so it’s worth checking before booking, and access in Ham is something to talk through when you book.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What sand mastic looks like in Ham

In London conversions and blocks, the lease decides who is responsible for the frames, so check that before you book. With historic houses such as Ham House (about 0.6 miles north) nearby, there’s older building stock in the area around Ham as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you let a flat or house near Teddington station, cracked sand mastic around sash windows lets in the draughts tenants complain about. If you live in an older home near Ham Christian Centre, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Ham is about 1 mile south-east of Twickenham, in Greater London. From the centre of Ham to the outskirts, sand mastic is available for homes and businesses alike. Across Greater London, we cover 764 places, and Ham is one of them. You can also see our page for London, about 10 miles away.

What happens if it’s left?

Cement-based fillers and modern sealants don’t always suit a period surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Ham, the repair is bigger than a sealant job.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or send us an email and we’ll talk you through it.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Sashes that rattle, stick or will not open
  • Broken panes
  • Decayed frames that need repair

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Tenement windows
  • Period & listed homes
  • Timber door frames
  • Brick reveals
  • Stone surrounds
  • Sash and case windows

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Have rotten timber repaired before new mastic goes in
  • Keep sills and gutters clear so water drains away
  • Renew mastic before redecorating the windows
  • Leave the new mastic unpainted

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at before trying a quick fix.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

Signs you need sand mastic in Ham

Age is the main cause. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.

Look out for any of the following:

  • Window mastic to renew ahead of painting
  • Cement or filler used on old window joints that has cracked
  • Failed mastic on an exposed elevation
  • Open joints round the window box

If you look after a building such as Meadlands Primary School, the mastic around its windows and doors needs looking after like any other building’s.

  • What happens if they find a problem under the old sealant

Common questions in Ham

Do you work for landlords with property near Teddington station?

Yes. We work for landlords and letting agents as well as homeowners. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Is Ham in your area for sand mastic?

Yes, Ham is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Should I check with the council before work on a listed or conservation-area home?

Your local planning authority is the one to ask. They’ll tell you if consent is needed for work to your windows.

Can you replace silicone on a period window with sand mastic?

Usually, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

How long does sand mastic take to go off?

It forms a skin fairly soon and it hardens fully over a longer time. The weather and joint depth both affect it.

Should I use sand mastic or silicone?

That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames usually get a flexible sealant.
