External mastic in Ham, done properly
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. We work on joints between brick and frames, copings & trims and render & cladding joints, and people most often call us about hard, crazed mastic that has stopped moving and sealant pulling away from one side of the joint.
London’s terraces and conversions often share walls, gutters and downpipes with their neighbours, so a leaking gutter joint or failed wall joint can affect more than one home. In a converted house in Ham, it’s worth checking who is responsible for the outside before booking.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building, and the area is left clean. In Ham, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints

Outside joints around Ham
The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Ham House (about 0.6 miles north) are a reminder that the area around Ham has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
Letting a property close to Teddington station? Then outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as Meadlands Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

- Adding movement joints to masonry that has none

- Structural movement, which needs a surveyor or engineer

Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Why do you put foam in the joint first?
We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Is the work guaranteed?
Yes. All our work carries our one-year guarantee.
Can you quote for more than one area?
Yes. Just list everything you need.
What is a movement joint?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Can a movement joint be filled with mortar?
No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. A flexible sealant is the right fill.
When to call us in Ham
Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
Look out for any of the following:
- Movement joints filled with mortar instead of sealant
- Rain getting behind render or cladding at a joint
- Weeds or debris growing in open joints
- Weathered mastic that no longer stretches

Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.
