Richmond External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for Richmond, backed by a 12-month guarantee. Call for a quick quote.
- Hard, crazed mastic that has stopped moving
- Movement joints filled with mortar instead of sealant
- Brick movement joints where the sealant has split
How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to several days, depending on the building. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- Clear items away from the joints we are working on

External mastic in Richmond
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on render & cladding joints, copings & trims and brickwork movement joints, and the jobs we see most are leaking joints around cladding and façade panels and movement joints filled with mortar instead of sealant.
Modern London flats rely on sealed movement joints and cladding joints. Period houses have different weak points, such as gutter joints, trims and the line where an extension meets the old wall, and both kinds of building are found across London.
We stand behind the work with a 12-month guarantee.

External mastic in Richmond: local notes
London terraces and converted houses often share gutters, downpipes and walls, so it’s worth agreeing who is responsible before work starts. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Richmond is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Schools such as The Vineyard School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around The Vineyard Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Your questions about external mastic in Richmond
Is parking a problem for a job in Richmond?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Is Richmond in your area for external mastic?
Yes, Richmond is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
What’s an expansion joint in brickwork?
A vertical gap in a long brick wall is normally a movement joint. It gives the wall room to move and needs a flexible seal, not mortar.
What information do you need?
Tell us what needs doing and where. If we need more, we’ll ask.
Do you work at height?
That depends on the building and the joints. Where joints can be reached safely, we’ll do them. Give us some details and we will confirm the access.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Is there a guarantee?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
Leave it or put it right?
Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so we always take the old sealant out. In a flat in Richmond, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.
Why us?
- White, clear, grey or coloured to suit, where the product allows
- Anti-fungal silicone where joints get wet
- ARBOMaster approved applicator
- Full insurance on every job
Read what affects the cost or customer reviews.
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Honest limits
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Structural movement, which needs a surveyor or engineer
- Rising or penetrating damp from elsewhere in the wall
- Cutting new joints into brickwork, which is building work rather than sealant work
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.
Surfaces we seal
- Joints between brick and frames
- Copings & trims
- Concrete & block
- Brickwork movement joints
- Render & cladding joints
- Façade panels
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Keep soil, plants and ivy away from the joints
- Wash walls gently around the sealant
- Act on the first splits you see
- Point out the joints to other trades
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
Different surfaces, different methods
Copings and trims
Copings expand and contract through the day, so the joints need a sealant that stays flexible year round.
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
