Bathroom resealing in TW12: how it works
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Typical jobs include damp behind the bath or under the tray and smears of silicone across the tiles, on kitchen worktops & upstands, shower trays & enclosures and wet rooms.
There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes half a day or less for one room, longer when the kitchen is included in most cases.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What’s near Hampton
In Hampton, that means homes and buildings near Lady Eleanor Holles School, Hampton High and Carlisle Park. For rail, the closest station is Hampton station, about 0.5 miles south. Nearby you will also find Treaty Centre (3.1 miles north) and Teddington Memorial Hospital (1.5 miles east). Not far away are Oak Avenue Local Nature Reserve and Richmond Hill.
Where we work in TW12
Across TW12, from Teddington, Hampton and Hanworth outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in TW12, surfaces are cleaned back properly before new sealant goes in.
Hampton: As a London address, Hampton can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Rented homes near Hampton station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Loose or hollow tiles, or failed tanking behind them
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Check the joints every few months for splits or lifting
- Dry worktop joints after washing up
- Let new sealant cure fully before it gets wet
- Keep the fan on for a while after bathing
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
What we’re called out for in TW12
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Any of these means the joints need attention:
- Sealant that has split, shrunk or peeled away
- Gaps between the worktop and the wall
- Failed sealant on the screen profile
- Black spots spreading through the bead
Leave it or put it right?
Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too.
What your quote should include
- What happens if the job turns out different
- When the joint can take water or movement
- What preparation is included

FAQs for TW12
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or drop us an email.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
