Floor joint sealing for homes and businesses in Hampton
Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. We work on concrete floor joints, skirting boards and thresholds, and people most often call us about open joints around bathroom floor edges and failed joint filler in concrete floors.
Much of London’s new housing is flats in larger developments. In a new development, snags are often reported through the developer or the managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.
Big or small, you get the same one-year guarantee in Hampton and across Greater London.

Surface by surface
Thresholds
Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.
Commercial floors
Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.
Joints and finishes in Hampton homes
Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent.
As a London address, Hampton can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as Hampton Infant School and Nursery are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. For buildings such as All Saints' Hampton, floor and skirting joints in halls and kitchens wear like any others.

What happens on the day
When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a morning or an afternoon for most homes. In a London area like Hampton, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work

Advice
How we quote for floor joint sealing
For a quick quote, just ask. What matters most is:
- The number of rooms or windows
- The old material and how stubborn it is
- Any mould that needs treating
- Access and height
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Any access issues, like height or stairs
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
We don’t publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, phone 0345 464 0079 or send us an email.
When it is not the sealant
We will not take on work that won’t last, so these are the limits:
- Movement too big for a sealant joint
- Subfloor problems that need a flooring contractor
- Water getting under the tiles from elsewhere
If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Have a cracking tiled floor checked before tiles break
- Keep caulk for dry, still joints only
- Look at floor joints each spring
- Keep heavy wheels off new concrete joints until cured
Check the joints after the first winter. If anything has opened, it’s easy to reseal early on.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the floor safer.
What happens if it’s left?
Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now for most homes. In a flat in Hampton, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Your questions about floor joint sealing in Hampton
Do you cover Hampton for floor joint sealing?
Yes, Hampton is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.
Is parking an issue for floor joint sealing in Hampton?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Can tenants book the work?
Yes. Check with your landlord; we can send the quote to them too.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Can you add a movement joint to a tiled floor?
Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant.
Why not just use caulk?
Because caulk cracks where there’s movement or water. Skirting joints move with the floor, so a flexible sealant suits them better.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
