Floor joint sealing for homes and businesses in St Pancras

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. We’re often asked to deal with gaps opening between the floor and skirting and grout cracking in a straight line across a floor, on skirting boards, tiled floors and thresholds.

London homes range from new-build flats to period conversions with new floors laid over old boards. Every joint between floor, skirting and threshold has to cope with some movement, in St Pancras as anywhere.

A one-year guarantee comes as standard.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Do not fill floor joints with caulk where they move or get wet
  • Don’t slide heavy items over sealed joints
  • Mark off resealed joints in warehouses
  • Avoid sloshing water against skirting

Silicone sealant is not made to take paint. If you plan to paint, we will use a paintable product.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

What the job involves on each surface

Skirting boards

If the skirting is painted, a paintable flexible sealant works well. In wet rooms and kitchens, silicone is generally better.

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. We fit backing where needed.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Leave it or put it right?

Floor joints left open collect dirt that’s hard to clean out. Sealed joints are easier to keep clean and finishes the floor. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in St Pancras, the repair is bigger than the sealant job would have been.

What affects the cost of floor joint sealing

The quote reflects the job in front of us. We take into account:

  • The product the joint needs
  • Mould in or behind the old joints
  • The size of the job
  • How easy the joints are to reach

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Asking for a quote

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • The rough size of the job

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

What happens on the day

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take a morning or an afternoon for most homes. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in St Pancras. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work

What floor joint sealing looks like in St Pancras

Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

If you look after a building such as St George the Martyr Church of England Primary School, entrance and corridor floor joints take a lot of traffic. Letting a property close to London Kings Cross station? Then gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a church, hall or community building such as Lumen United Reformed Church, joints in its floors, skirtings and thresholds need resealing as they wear.
