Floor Joint Sealing in Hampstead
We cover Hampstead for sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Open joints that fill with dirt
- Worn sealant at door thresholds
- Gaps between floors and kitchen plinths
How we handle floor joint sealing in Hampstead
Wet-area floor joints keep water out of the gap behind skirting and plinths. We seal them with a flexible, water-resistant sealant so water and dirt cannot get in. We’re often asked to deal with worn sealant at door thresholds and rigid edge joints in tiled floors, on commercial floors, skirting boards and tiled floors.
From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

What the job involves on each surface
Tiled floors
When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint.
Thresholds
Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.
What we do, step by step
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It generally takes a few hours, depending on the length of joint. In a London area like Hampstead, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied.
- Finally, we check the work and talk you through aftercare.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Floor joint sealing around Hampstead
Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.
Community buildings like St John-at-Hampstead church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Hampstead is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

When it is not the sealant
To be straight with you, there are a few things sealant will not fix:
- Cracked or broken concrete slabs
- Tiles that have lifted or broken
- Failed waterproofing under a wet room floor
If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer.

- Skirting boards
Aftercare tips
To keep the joints looking good and working properly:
- Vacuum floor joints regularly to stop grit building up
- Keep caulk for dry, still joints only
- Lift furniture rather than dragging it across joints
- Keep floor cleaning water to a minimum at the edges
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
What we are called out for in Hampstead
A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so, and rigid fillers crack.
The problems people generally mention when they call include:
- Skirting caulk that keeps splitting
- Dirt and water collecting in open floor joints
- Grout cracking in a straight line across a floor
- Skirting that has pulled away from the floor
If you look after a building such as Fitzjohn's Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Questions from Hampstead
Can you do floor joint sealing in Hampstead?
Yes, Hampstead is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing.
Is parking an issue for floor joint sealing in Hampstead?
Parking in Hampstead, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Do you use a paintable sealant?
It depends on the sealant, so let us know first. Joints that will be painted get a paintable product, and silicone elsewhere.
Do you guarantee your work?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done.
Can you add a movement joint to a tiled floor?
Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Work for landlords, hotels and businesses
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
