Is Vale of Health in your area for floor joint sealing?

I let a flat near Hampstead Heath station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Where are you based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Can you add a movement joint to a tiled floor?

Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints.

Do you work on commercial floors?

Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Let us know about the traffic.

Floor joint sealing in Vale of Health, done properly

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk usually cracks where there’s movement, so we close it with a flexible sealant instead. We’re often asked to deal with chipped and open joints in warehouse floors and dirt and water collecting in open floor joints, across concrete floor joints, commercial floors and thresholds.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, while new homes need a neat, sound finish around frames, baths and kitchens before handover.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

What affects the cost of floor joint sealing

Every job gets its own quote. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • How much there is to do
  • Working hours on commercial sites
  • Access and height

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or send us an email and we’ll talk you through it.

What to tell us for a quote

To help us quote quickly, please include:

  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • If someone has resealed it before

We quote each job on its own. Just ring 0345 464 0079 or drop us an email with the details, and pictures are welcome.

How to look after the new joints

After the cure time, these simple habits help:

  • Avoid caulk in bathrooms and kitchens
  • Look at floor joints each spring
  • Check the sealant is paintable before decorating
  • Use furniture pads near skirting

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead especially in the first few days.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

Floor joint sealing around Vale of Health

Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent.

Rented homes near Hampstead Heath station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant. Community buildings like Christ Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Schools such as Christ Church Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

What the job involves on each surface

Thresholds

Two different floors meeting at a threshold move differently. A flexible sealant bridges them.

Commercial floors

Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.

How it works

You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a few hours, depending on the length of joint for a typical job. For a job in Vale of Health, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
