Bathroom resealing across KT7: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across KT7. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We are often asked to deal with smears of silicone across the tiles and cracked, shrunken or lifting silicone, on baths, sinks & splashbacks and wet rooms.
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, normally around 24 hours.
How we quote
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Where we work in KT7
KT7 has homes of every age, old and new, and in places like Esher, Molesey and Seething Wells there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across KT7 is planned around the weather.
Thames Ditton: For landlords with property near Thames Ditton station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Thames Ditton Junior School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
When it is not the sealant
It helps to know what we can’t do:
- Cracks in the tray itself rather than the joint
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A bath or tray that moves because it is not properly supported
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Squeegee the walls and tray after use
- Let new sealant cure fully before it gets wet
- Dry worktop joints after washing up
- Move toiletries away from the joint
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it. Replacing the sealant early keeps the job small.
How the job changes by surface
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
For landlords and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works.
We also work for property managers and facilities teams in KT7 and across Surrey. Several sites can go on one quote.
What we are called out for in KT7
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we are asked about most:
- Leaks into the floor or ceiling below
- A reseal done over the top of the old bead
- Failed sealant on the screen profile
- Gaps where the bath or tray has moved
Your questions about bathroom resealing in KT7
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
How long before the new sealant can get wet?
Usually after around 24 hours. We will tell you the cure time for the product we used.
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Do you cover KT7?
Yes. We cover KT7 and the rest of Surrey. To book, call 0345 464 0079 or email us.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
