Mastic and sealant across KT10

Bathroom resealing across KT10: what to expect

Homes in KT10 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We are often asked to deal with water getting behind the bath panel and a bead that has pulled away from the tiles, on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands.

Before we leave, we go over the finished joints with you. The work normally takes a morning or an afternoon for most single baths and showers, depending on the amount of work.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Where we work in KT10

KT10 has homes of every age, old and new, and in places like Esher, Molesey and Hook there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.

Esher: Schools such as Milbourne Lodge School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Esher station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Surface by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Why act early?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.

Quotes for bathroom resealing in KT10

Every job gets its own quote. This is what makes a difference:

  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • The size of the job
  • Whether the work is at height

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

To make quoting easier, let us know:

  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before

Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or send us an email and describe the job.

We also work for property managers and facilities teams in KT10 and across Surrey. We can quote a run of properties together.

Your questions about bathroom resealing in KT10

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

Can you get rid of the black mould in my sealant?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
