How bathroom resealing works in KT22

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We’re often asked to deal with leaking joints on a shower screen and gaps between the worktop and the wall, on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

What you’ll pay

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Bathroom resealing across KT22: local notes

Our bathroom resealing work across KT22 covers homes, rentals and businesses, from Leatherhead, Ashtead and Great Bookham to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across KT22 is planned around the weather.

Leatherhead: Letting a property close to Leatherhead station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Leatherhead Trinity School and Children's Centre? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Signs you need bathroom resealing

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

These are the problems we are asked about most:

  • A joint torn by a bath that flexes
  • Failed sealant on the screen profile
  • Smears of silicone across the tiles
  • Damp behind the bath or under the tray

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Don’t leave water standing on kitchen joints
  • Keep an eye on the corners, where splits start
  • Move toiletries away from the joint
  • Keep the fan on for a while after bathing

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just ring 0345 464 0079 or send us an email.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Surface by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Damage behind the tiles that needs a tiler
  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Questions from KT22

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

How do I get a quote for bathroom resealing in KT22?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or email us with a short description of the job.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Where do you work from?

We work from Crawley. We cover KT22 and the rest of Surrey, along with the rest of our area.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
