Bathroom resealing across KT21: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across KT21. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on kitchen worktops & upstands, shower trays & enclosures and baths, and the jobs we see most are failed sealant on the screen profile and a messy, uneven bead from a previous reseal.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How we quote
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What you get with us
- Old sealant always removed completely

Landmarks near Ashtead
We work in homes and buildings around Ashtead Park, St George's Church and The Leg Of Mutton And Cauliflower Public House. Also close by are St Andrew's Catholic School (0.7 miles south-west), Parsons Mead School (within half a mile south) and Barnett Wood Infant School (less than half a mile north-west). The closest station to Ashtead is Ashtead station, roughly 0.6 miles north. Well-known places in the area include Headley Court (1.7 miles south-east) and Walton on the Hill (3.1 miles south-east). Green spaces nearby include Box Hill and The Lake.
Where we work in KT21
From Ashtead to its smaller places, homes across KT21 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.
Ashtead: Rented homes near Ashtead station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near St George's Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Surface by surface
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it.

When it isn’t the sealant
In fairness, there are a few things sealant won’t fix:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray that rocks until it’s re-bedded
- A cracked shower tray or bath (that needs repair or replacement)
Questions from KT21
Can new silicone go straight over the old?
No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Does the resealing come with a guarantee?
Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Can I choose the colour of the sealant?
There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Where is Mr Mastic based?
We work from Crawley. We cover KT21 and the rest of Surrey.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Can I add another job to the visit?
Yes. Just list everything you need.
