Esher Window Mastic
Our applicators work in Esher on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly.
- Gaps where the sill meets the wall
- Gaps left after new windows were fitted
- Damp patches on the reveal after heavy rain
Window mastic in Esher
The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have untidy mastic left by window fitters and hard, cracked sealant around windows, we can put it right.
In smaller places like Esher, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

How the visit works
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for a handful of frames, longer for a whole house. A visit to Esher is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit

For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Esher questions
Is Esher within the area you cover?
Yes. Esher is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do window mastic in Esher?
Yes. Our work covers London and the South East, and Esher is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.
Can you get sealant to suit coloured frames?
Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.
Can I paint over the new sealant?
Silicone generally won’t take paint. Let us know beforehand, and we will use a paintable product where it suits.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
What information do you need?
Tell us what needs doing and where, with photos by email if possible. We will ask anything else we need to know.

Before booking, it’s worth knowing the limits:
- Damp problems in the wall away from the window

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Clean frames with a soft cloth and soapy water
- Keep solvents and bleach off the sealant
- Do not aim a pressure washer at the joints
- Don’t paint over the silicone
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
What we’re called out for in Esher
On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.
Most people get in touch when they notice something like this:
- White mastic on grey or black frames
- Draughts coming in around windows and doors
- Rain getting in at the frame or under the sill
- Leaking joints at the ends of sills
Rented homes near Esher station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- Whether you can choose the colour
- What guarantee comes with the work
- How hidden problems are handled
- Whether the sealant suits the joint
Windows and doors in Esher
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like The Homewood (about 1.8 miles south-west) are a reminder that the area around Esher has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
If you live in an older home near St George's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Milbourne Lodge School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Leave it or put it right?
Not every sealant suits a window. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Homes in smaller places like Esher can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
