How window mastic works in Surrey
A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We are often asked to deal with cold air getting in at the frame edge and white mastic on grey or black frames, across timber windows & doors, aluminium frames and uPVC windows.
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes anything from an hour or two to a full day, depending on how many frames there are from start to finish.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Pricing in Surrey
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before work begins.

Landmarks near Guildford
We work in homes and buildings around Surrey Maths School, Sandfield Primary School and Guildford High School, among other places. Also close by are Church of St John the Evangelist (under half a mile east), Stoke Park (less than half a mile east) and The King's Head pub (under half a mile south-east). The nearest railway station is London Road (Guildford) station, about 0.6 miles south-east. Well-known places in the area include Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). For a walk, there’s Silent Pool and Pewley Hill.
Window mastic across Surrey: local notes
Across Surrey, from Guildford, Woking and Camberley outwards, frames range from older timber to modern uPVC and aluminium. The mastic around all of them ages, and it’s generally the first thing to let the weather in.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in Surrey, joints are cleaned back properly before anything new goes in.
Guildford: For an older house near a landmark such as Church of St John the Evangelist, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to London Road (Guildford) station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
Why act early?
Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we’ll tell you.
Questions to ask before booking
- What happens if the job turns out different
- How long the guarantee is
- Whether all the old sealant comes out first
- What product goes in the joint
For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
Surface by surface
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
Window sills
Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.
Why it fails
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
These are the problems we are asked about most:
- Old mastic that has gone black or come away
- Gaps between the frame and the inside reveal
- White mastic on grey or black frames
- Damp patches on the reveal after heavy rain
What affects the quote in Surrey
Call for a quick quote. The main things that affect it are:
- How many areas need sealing
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- How easy the joints are to reach
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Whether it’s a home or a business
- Where the job is, and your postcode
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
For window mastic in Surrey, call 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and you’ll get a clear quote before we start.
Questions from Surrey
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Do you work in Surrey?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Surrey included.
Can new window sealant be painted?
That depends on the product. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before work begins.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages to suit the site.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can you match the sealant to my frames?
Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.
