DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Window mastic in Row Town
Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include mastic that has split away from the wall and mastic that’s falling out in pieces, across aluminium frames, timber windows & doors and window sills.
In smaller places like Row Town, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

When to call us in Row Town
Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.
If you can see any of these, it’s time to have the joints looked at:
- Rushed sealant from a window installation
- Mastic that has split away from the wall
- Damp patches on the reveal after heavy rain
- Cracked internal joints between frame and plaster
Letting a property close to Addlestone station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Row Town homes and the weather
With historic houses such as Botleys Mansion (about 1.4 miles north-west) nearby, there’s older building stock in the area around Row Town as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you look after a building such as Holy Family Catholic Primary School, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near St Paul's, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How we quote for window mastic
The quote reflects the job in front of us. We take into account:
- Whether there’s mould to deal with
- When we can work, for business premises
- Which sealant suits the joint
- How much there is to do
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- The address or postcode of the job
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you are ready, phone 0345 464 0079 or drop us an email.
How the job changes by surface
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match suits the frame.
Composite doors
Front doors take the weather head on. We pay most attention there.
FAQs for Row Town
Is Row Town within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Addlestone station?
Yes. We work for landlords and agents as well as homeowners. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.
How long before the joint can be used?
It depends on the product. We tell you how long to leave it before we go.
Can you seal over the old sealant?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Do you have sealant for grey or black windows?
Yes, in most cases. Mention the frame colour when you ask for a quote and we will match it as closely as we can.
Is the work guaranteed?
Yes. Each job is covered for 12 months.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
How the visit works
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. The work usually takes anything from an hour or two to a full day, depending on how many frames there are. A visit to Row Town is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we are working on

Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Don’t aim a pressure washer at the joints
- Keep paint and stain on wooden frames in good order
- Keep solvents and bleach off the sealant
- Look round the frames every year or so
Silicone can’t generally be painted, so mention any painting plans before we start. We can use a paintable sealant where that matters.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
