Egham Window Mastic
Window and door frames in Egham need attention? We remove the old material, prepare the joints and seal them properly.
- Gaps left after new windows were fitted
- Cold air getting in at the frame edge
- Mastic that is falling out in pieces
About our window mastic in Egham
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. If the draught is through the window seals instead, we’ll tell you. We work on patio & French doors, timber windows & doors and composite doors, and people most often call us about untidy mastic left by window fitters and cracked or shrunken mastic around the frame.
Walls in Egham that face the prevailing wind take the most weather, so the mastic there tends to fail first. Checking every frame, not just the obvious one, is time well spent.

Common problems we fix in Egham
Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid cannot flex. That is what backing rod is for.
Most people get in touch after spotting something like this:
- Cracked or shrunken mastic around the frame
- Gaps left after new windows were fitted
- Rain getting in at the frame or under the sill
- Sealant in the wrong colour for the frame
If you let a flat or house near Egham station, renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- Is the old sealant removed completely?
- What happens if they find a problem under the old sealant
- What the cure time is
- Whether the sealant suits the joint

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Frames and glazing around Egham
With historic houses such as Frogmore House (about 3.7 miles north-west) nearby, there’s older building stock in the area around Egham as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you live in an older home near St John's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Manorcroft Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Is Egham in your area for window mastic?

Does the work come with a guarantee?
Yes. Every job comes with our one-year guarantee, and we’re fully insured.
Can you reach windows above the ground floor?
Yes, where they can be reached safely. Tell us about access when you get in touch so we can plan the job.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Can you seal over the old sealant?
No, it will not last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Are you insured?
Yes. Mr Mastic is fully insured.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme.
What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes most of a day for a typical house, less for a few frames, and the area is left clean. Parking in a town like Egham is usually straightforward, but tell us if there’s a driveway or any restrictions, and let us know if the work is upstairs, in a flat or up high outside.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Clear items away from the joints we are working on
- Keep children and pets away from the work area
- Tell us about any previous sealing or DIY attempts

Advice
What the job involves on each surface
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that.
Aluminium frames
Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.
What sealant work cannot fix
We will not take on work that will not last, so these are the limits:
- Draughts through the window seals rather than the frame
- Damp problems in the wall away from the window
- A failed sealed unit that has misted up
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Why act early in Egham
Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Draughts from a gap round a frame, damp under a sill or water behind a bath panel all start small, and early is when they’re cheapest and quickest to sort.
What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.
