Bathroom resealing in TW20: how it works

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across TW20. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on wet rooms, baths and shower trays & enclosures, and the jobs we see most are a reseal done over the top of the old bead and gaps where the bath or tray has moved.

On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Where we work in TW20

In TW20, bathroom resealing takes in flats, houses, rentals and businesses, from Egham, Staines-upon-Thames and Egham Hythe to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in TW20, surfaces are cleaned back properly before new sealant goes in.

Egham: For site and facilities teams at buildings such as Manorcroft Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St John's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

How the job changes by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Why act early?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it.

What your quote should include

  • Whether VAT is included
  • What happens if the job turns out different
  • Is the old sealant removed completely?
  • When the joint can take water or movement

Signs you need bathroom resealing

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

It’s worth asking for a quote if you see:

  • Black spots spreading through the bead
  • Lumpy, uneven sealant from a DIY attempt
  • Two layers of silicone, both failing
  • Water escaping at the shower enclosure

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Never pick at the silicone with a blade
  • Wipe the sealant dry after showering
  • Wait for the cure time we give you
  • Wipe up water along the back of the worktop

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Questions from TW20

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What colours of sealant can you use?

You are not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
