Bathroom resealing across SL4: what to expect

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on sinks & splashbacks, shower trays & enclosures and baths, and people most often call us about water getting behind the kitchen upstand and leaking joints on a shower screen.

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Bathroom resealing across SL4: local notes

Homes across SL4 range from older properties to new builds, with plenty of rented property in places like Windsor, Chalvey and Dedworth. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in SL4.

Windsor: Schools such as St Edward's Catholic First School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Windsor & Eton Central station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Aftercare tips

So the new joints stay in good condition:

  • Avoid abrasive pads on the sealant
  • Do not let bottles sit on the bead
  • Dry worktop joints after washing up
  • Wipe the sealant dry after showering

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Different surfaces, different methods

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Landlords, agents and businesses in SL4

Letting agents and landlords in SL4 can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Why it fails

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

The problems people usually mention when they call are:

  • A joint torn by a bath that flexes
  • A reseal done over the top of the old bead
  • Black spots spreading through the bead
  • Gaps between the worktop and the wall

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Movement from a bath with loose feet or no proper support
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

SL4 questions

Do you work for letting agents?

Yes, regularly. Several properties can be quoted together.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you come to SL4?

Yes, we do. SL4 is part of the area we cover.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

When can I use the bath or shower again?

Usually after around 24 hours. We’ll tell you the cure time for the product we used.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
