Bathroom resealing in SL6: how it works

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Common call-outs are for a joint torn by a bath that flexes and a reseal done over the top of the old bead, across kitchen worktops & upstands, basins & vanity units and shower trays & enclosures.

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Bathroom resealing across SL6: local notes

SL6 has homes of every age, old and new, with plenty of rented property in places like Slough, Maidenhead and Boyn Hill. Sound sealant and clean grout keep water out and rooms looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in SL6.

Maidenhead: In the older streets around All Saints' Church, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Maidenhead station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How the job changes by surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

When something else is needed

We will always be straight with you, so here’s what sealant can’t fix:

  • Failed grout lines across the wall
  • A tray or bath that’s cracked through
  • Tiles that have come away from the wall

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Squeegee the walls and tray after use
  • Check the joints every few months for splits or lifting
  • Give the silicone its full cure time
  • Do not leave water standing on kitchen joints

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it. Replacing the sealant early keeps the job small.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Your questions about bathroom resealing in SL6

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses, and we are fully insured.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
