About our new build mastic in Maidenhead

Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. If you’re dealing with internal frame sealant that has split and sealant applied over dusty or wet surfaces, we can put it right, whatever the surface.

Shops and business units around Maidenhead have floors that see a lot of traffic. Joints at thresholds and in tiled or concrete floors need resealing before the edges start to break up.

You get a 12-month guarantee, the same in Maidenhead as everywhere else we work.

Why it’s worth doing now in Maidenhead

Small cosmetic gaps can wait for the house to settle, but water getting through cannot. Not sure whether yours can wait? You can call 0345 464 0079 or send us an email with a few photos and we’ll give you a straight answer. Around Maidenhead, failed sealant lets water into hidden places, like the floor under a bath, the back of a panel or the inside of a wall. Left alone, that means rot, damp and a bigger repair.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

What you get with us

Common problems we fix in Maidenhead

On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

The problems people generally mention when they call are:

  • Internal frame sealant that has split
  • Shower seals failing in the first year or two
  • Plot mastic for developers ahead of handover
  • Gaps opening as the house dries out and settles

If you’ve bought a new home near Maidenhead station, the sealant around baths, showers and frames is worth checking in the first year or two.

Questions from Maidenhead

Do you work for landlords with property near Maidenhead station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Is Maidenhead in your area for new build mastic?

Yes. We work across London and the South East, and Maidenhead is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Where are you based?

Mr Mastic is based in Crawley. We cover Maidenhead and the rest of Windsor and Maidenhead.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Why does sealant fail so quickly in new builds?

Cracking in the first couple of years is common, because the house is drying and settling. Poor preparation at handover adds to it.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

What we can’t put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Baths and trays that move too much for sealant to cope with
  • Damaged fittings that need replacing
  • Plumbing faults behind the sealant

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Bathrooms & en suites
  • Skirting & floors
  • Kitchens
  • Show homes
  • Plot handovers
  • Windows & doors

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How it works

On the day, we look over the joints with you first. We protect the surfaces around the joints before we start. Most jobs take a few hours in a single home. A visit in Maidenhead needs access to the work and a place to park close by. If the job is outside, mention gates, side access and anything above ground floor.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Finally, each room is checked and you are given the cure time.

Getting ready for the visit

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts

Bathrooms and en suites

En suite showers are a common source of leaks into the room below. A proper reseal keeps water in the tray.

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
