What bathroom resealing looks like in Holloway

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Burchetts Green CofE Infants' School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Saint John the Evangelist, walls and floors in older homes can move, and sealant and grout show it first.

About our bathroom resealing in Holloway

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with sealant that has split, shrunk or peeled away and mouldy sealant that has gone black, on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures.

For a small place like Holloway, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Every job comes with a 12-month guarantee, wherever you are in Windsor and Maidenhead.

Holloway: your questions answered

I let a flat near Furze Platt station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Is Holloway in your area for bathroom resealing?

Yes, Holloway is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear quote.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

What happens if it’s left?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes. If we find a deeper problem, you’ll hear it from us. Where a wall is exposed, as many are in small places like Holloway, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or email us and we will give you an honest view and a quote.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • You choose the colour before work begins
  • Arbo and Everbuild products
  • Sealant colour chosen to suit

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Give the silicone its full cure time
  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use
  • Look for lifting corners and small gaps now and then

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

Common problems we fix in Holloway

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.

The most common problems we see are:

  • Gaps between the worktop and the wall
  • A bead that has pulled away from the tiles
  • Lumpy, uneven sealant from a DIY attempt
  • A reseal done over the top of the old bead

Rented homes near Furze Platt station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How the visit works

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. It generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Holloway, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
