Bathroom resealing in South Ascot, done properly

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on sinks & splashbacks, baths and kitchen worktops & upstands, and the jobs we see most are water getting behind the kitchen upstand and smears of silicone across the tiles.

Around South Ascot, you will mostly find houses and bungalows, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

Big or small, it’s backed by our one-year guarantee in South Ascot and across Windsor and Maidenhead.

South Ascot questions

Can you help a landlord with a rental near Ascot station?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Will you come out to South Ascot?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

When can I use the bath or shower again?

Generally after around 24 hours. We’ll tell you the cure time for the product we used.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Where are you based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Why deal with it now?

Dealing with sealant early is a short job: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In an older home around South Ascot, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.

Landlords, agents and businesses in South Ascot

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

What we’re called out for in South Ascot

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

The most common problems we see are:

  • Water getting behind the bath panel
  • A joint torn by a bath that flexes
  • Black spots spreading through the bead
  • Water getting behind the kitchen upstand

Schools such as St Francis Catholic Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

10 questions to ask before booking

How to look after the new joints

To keep the joints looking good and working properly:

  • Squeegee the walls and tray after use
  • Avoid abrasive pads on the sealant
  • Stick to a soft cloth and a mild cleaner
  • Let new sealant cure fully before it gets wet

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

What we cannot put right

A few problems are outside what sealant work can do:

  • Movement from a bath with loose feet or no proper support
  • Failed grout lines across the wall
  • Tiles that have come away from the wall

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks

Bathrooms and kitchens in South Ascot

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Homes close to Church of All Souls include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Ascot station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What the job involves on each surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

How the visit works

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work starts. Most jobs take a couple of hours for a single bath or shower. For a job in South Ascot, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Clear items away from the joints we are working on
  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
