Honest limits
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
- A tray or bath that’s cracked through
If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Bathrooms and kitchens in Sunningdale
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Managing a site like Holy Trinity CofE Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Holy Trinity Church, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Sunningdale station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How it works
All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. Parking around Sunningdale is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- On commercial sites, let us know about site rules
- Tell us if parking is tricky
- Tell us about any water getting in

Advice
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sunningdale questions
Can you help a landlord with a rental near Sunningdale station?
Yes. We work for letting agents and landlords as well as homeowners. You can ring 0345 464 0079 or email us with the details for a clear quote.
Is Sunningdale in your area for bathroom resealing?
Yes. We work across London and the South East, and Sunningdale is part of that. Just call 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.
Where are you based?
Our base is Crawley. Our area covers South East England, London and Scotland.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Can I choose the colour of the sealant?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
What affects the quote in Sunningdale
The quote reflects the job in front of us. We look at:
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- When we can work, for business premises
- The number and length of the joints
What you pay reflects the work, not guesswork. That’s why we ask a few questions first.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- Roughly how big the job is
- Whether it’s a home or a business
For a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. You will have a clear quote before work begins.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not let bottles sit on the bead
- Never pick at the silicone with a blade
- Squeegee the walls and tray after use
- Wait for the cure time we give you
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it. Replacing the sealant early keeps the job small.
Leave it or put it right?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Around Sunningdale, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
