How we handle bathroom resealing in Bagshot
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We’re often asked to deal with water escaping at the shower enclosure and a joint torn by a bath that flexes, across shower trays & enclosures, sinks & splashbacks and basins & vanity units.
Even in a smaller place like Bagshot, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.
Our work is backed for twelve months, in Bagshot and everywhere else we cover.

Different surfaces, different methods
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
Landlords, agents and businesses in Bagshot
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Bathroom resealing in Bagshot: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Bagshot station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around The Brook Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Yes, Bagshot is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing.
I let a flat near Bagshot station. Can you help?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you have insurance?
Yes. Mr Mastic is fully insured.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Honest limits
To be straight with you, there are a few things sealant won’t fix:
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.
Joints and surfaces we work on
- Baths
- Basins & vanity units
- Shower trays & enclosures
- Sinks & splashbacks
- Kitchen worktops & upstands
- Wet rooms
The process
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. In a smaller place like Bagshot, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How to prepare
- On commercial sites, let us know about site rules
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Common problems we fix in Bagshot
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
Look out for these signs:
- Leaks into the floor or ceiling below
- Failed sealant on the screen profile
- Smears of silicone across the tiles
- Black spots spreading through the bead
Schools such as Bagshot Infant School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
