External mastic for Bagshot homes and businesses

External mastic in Bagshot

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We’re often asked to deal with joints where the bead has come unstuck and brick movement joints where the sealant has split, on render & cladding joints, concrete & block and brickwork movement joints.

Around Bagshot, garages, outbuildings and extensions all add to the joints on the outside of a home. Gutter ends, garage door frames and the joints where an extension meets the house are typical spots for leaks.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Quotes for external mastic in Bagshot

For a quick quote, just ask. The main things that affect it are:

  • How many areas need sealing
  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • Which sealant suits the joint

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before any work starts.

What to tell us for a quote

When you call or email, these details help:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • The rough size of the job

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, call 0345 464 0079 or drop us an email.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Avoid pressure-washing directly into sealant joints
  • Leave the joints unpainted unless we have said otherwise
  • Act on the first splits you see
  • Tell anyone working on the walls about the movement joints

Do not paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

What happens if it’s left?

Sealing over the top of old mastic does not hold for long. The new layer cannot bond properly to old, weathered material, so we always take the old sealant out. In an older home around Bagshot, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Why us?

  • We agree the colour with you first
  • A choice of colours where the product allows

Bagshot buildings and the weather

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Bagshot Infant School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Bagshot station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as The Brook Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What we cannot put right

We won’t take on work that won’t last, so these are the limits:

  • Loose or hollow render, which needs re-rendering
  • Cracks in the bricks or render themselves, away from the joints
  • Subsidence or other structural problems

If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before booking.

Surfaces we seal

  • Brickwork movement joints
  • Concrete & block
  • Copings & trims
  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to several days, depending on the building. Parking around Bagshot is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on
