External mastic for homes and businesses in Donkey Town

For buildings in Donkey Town, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We’re often asked to deal with joints with sealant missing in places and damp patches traced to an open external joint, on joints between brick and frames, brickwork movement joints and render & cladding joints.

Around Donkey Town, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water usually gets in.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • Subsidence or other structural problems
  • Walls that need new movement joints cut into them
  • Cracks in the bricks or render themselves, away from the joints

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints

External mastic in Donkey Town: local notes

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you let a flat or house near Bagshot station, outside joints that have cracked can let damp into a rental, so check them between lets. For site and facilities teams at buildings such as Gordon's School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Your questions about external mastic in Donkey Town

Will you come out to Donkey Town?

Yes, Donkey Town is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do external mastic in Donkey Town?

Yes, Donkey Town is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing, and we will give you a clear quote.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces, primed where needed.

Why it’s worth doing now in Donkey Town

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost around the joint, so the damage spreads beyond the joint. Around Donkey Town, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

How the visit works

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes anything from a few hours to several days, depending on the building for a typical job. Somewhere as small as Donkey Town, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Mention any tricky access
  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Wash walls gently around the sealant
  • Have failed joints looked at early
  • Clear growth from the base of walls and joints
  • Walk round the building once a year and look at the joints

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

What we’re called out for in Donkey Town

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall and make things worse.

If you can see any of these, it’s time to have the joints looked at:

  • Old sealant gone brittle and cracked
  • Water getting into walls through failed joints
  • Gaps where render, brick and frames meet
  • Joints where the bead has come unstuck

In the older streets around Holy Trinity, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What to look for in a quote

  • Who turns up on the day
  • How long to leave it before use
  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not
