Fire Rated Sealant in Donkey Town
Intumescent and fire-rated sealant around gaps, frames and service penetrations for homes and businesses in Donkey Town and across Surrey. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Gaps flagged on a fire risk assessment
- Gaps left after a refit or conversion
- Linear gaps at the head of walls
What happens if it’s left?
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. Where a wall is exposed, as many are in small places like Donkey Town, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Fire rated sealant for homes and businesses in Donkey Town
Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. We cut out the wrong material and the gap is resealed with a product tested for that use. We work on service penetrations, door frames and pipe & cable gaps, and common reasons people get in touch are gaps flagged on a fire risk assessment and gaps filled with a product that isn’t fire-rated.
If you have holiday lets, a converted barn used for business or a community building near Donkey Town, the washrooms, kitchens and any fire-rated joints need the same care as a big site.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What sealant work cannot fix
To be straight with you, there are a few things sealant won’t fix:
- Big openings where sealant alone isn’t the tested solution
- Certifying a building or signing off its fire safety
- Assessing a building’s fire safety
If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.
What we seal
- Flats & HMOs
- Plasterboard & masonry
- Pipe & cable gaps
- Door frames
- Service penetrations
- Linear gaps
Looking after it afterwards
To keep the joints looking good and working properly:
- Check risers, ceiling voids and cupboards during building checks
- Check whether a sealant can be painted before decorating over it
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Report cracked or damaged seals as soon as you notice them
Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.
It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the list grows.
How the job changes by surface
Door frames
Behind most architraves is a gap between frame and wall. We seal any open gap to the product’s tested details.
Plasterboard walls
We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Do you need fire rated sealant in Donkey Town?
If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. Rushed fire stopping is common particularly when it was the last job before handover.
Keep an eye out for any of the following:
- Holes left by a change of layout
- Fire stopping disturbed by later work
- Cracked or shrunken fire-rated sealant
- Linear gaps at the head of walls
If you look after a building such as Gordon's School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Can you help a landlord with a rental near Bagshot station?

Where are you based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Do you seal gaps around fire door frames?
Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Will we have a record of what was sealed?
Yes. We note each location and the product that went in, so you have it on file.
The process
We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a handful of gaps, and longer for a whole building. In a small place like Donkey Town, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the faces cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- Every location is recorded with the product used.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in
Getting a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, ring 0345 464 0079 or email us.
