Fire Rated Sealant across Surrey

How fire rated sealant works in Surrey

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. Typical jobs include open holes round services passing through fire walls and cracked or shrunken fire-rated sealant, on linear gaps, plasterboard & masonry and pipe & cable gaps.

The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take from a few hours to a few days, depending on the number of gaps and the access.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Around Guildford

Around Guildford, our work takes us to homes and buildings near Surrey Maths School, Sandfield Primary School and Guildford High School. Nearby too are Church of St John the Evangelist (under half a mile east), Stoke Park (less than half a mile east) and The King's Head pub (under half a mile south-east). For rail, the closest station is London Road (Guildford) station, about 0.6 miles south-east of the centre. Well-known places in the area include Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). For a walk, there’s Silent Pool and Pewley Hill.

Fire rated sealant across Surrey: local notes

Across Surrey, from Guildford, Woking and Camberley outwards, offices, hotels, schools and shops all need sealant work from time to time.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in Surrey is planned around the forecast.

Guildford: If you look after a church, hall or community building such as Church of St John the Evangelist, older buildings that have had new heating or wiring often have service gaps worth checking. Rented homes near London Road (Guildford) station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Different surfaces, different methods

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.

Why deal with it now?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the work involved is often modest.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How we quote for fire rated sealant

Some jobs are bigger than they look, and some smaller. The main factors:

  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The number of rooms or windows
  • How much there is to do

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • The rough size of the job
  • Pictures of the joints, sent by email

We quote each job on its own, so start by telling us what you need. Simply phone 0345 464 0079 or send us an email and describe the job.

Signs you need fire rated sealant

In some buildings the gap was filled with the wrong thing in the first place: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It may look fine, but it isn’t a fire-rated seal.

The most common problems we see are:

  • Cracked or shrunken fire-rated sealant
  • Gaps flagged on a fire risk assessment
  • New service routes left unsealed after building work
  • Ordinary sealant used where a fire-rated product was needed

Your questions about fire rated sealant in Surrey

How do I get a quote for fire rated sealant in Surrey?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Do you take on fire stopping in schools and offices?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. We agree access and the order of work with you first.

How long does the job take?

A typical job takes a few hours for a handful of gaps, and longer for a whole building, including preparation and clearing up. Your quote will say how long we expect yours to take.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Is intumescent sealant the same as fire-rated sealant?

Intumescent means it swells when heated. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
